About five years ago, at the peak of a rustic Texas-Tuscan-Mediterranean design frenzy in San Antonio’s luxury-homes market, the reaction by a neighborhood’s architectural control committee to a modern design was often bafflement.
“Whoa,” said Adam Sanchez, president of Diamante Luxury Homes, imitating committee members. “I’m not going to be neighbors with that.” That’s changing slowly.
It’s getting easier as a cleaner, more modern look is taking hold in the upper-end market, but builders, designers and architects still face challenges in getting the required approvals for those designs.
Before construction can start in nearly all higher-end custom-home neighborhoods, architectural plans have to win the OK of the developer or, in cases where the homeowners association has taken control of the process, the HOA’s architectural control committee.
