Phase I: Design Services

To begin designing your new home, bring photos, sketches, or magazine cut-outs that reflect your vision. We’ll gather essential details like room requirements, square footage, and your budget (“The Target”) to create a space that fits your personality and lifestyle perfectly.

Site surveys provide crucial data for our design team, whether on your property or ours, including topography and tree locations. Preliminary design involves site visits, research on building codes and zoning laws, and consultations to ensure project feasibility and address all desired elements in the new home’s preliminary sketch, guided by the Project Vision Meeting.

During schematic design, design and budget parameters are set, and the client’s functional and aesthetic goals are defined. Preliminary design aims to propose solutions that align with these goals, often depicted through sketches or AutoCAD drawings.

Initial sketching and drawings involve creating floor plans that include all desired elements of the home, such as bedrooms and outdoor living areas, followed by an initial floor plan review.

At this stage, initial hand drawings of the front elevation or façade are created and integrated with the floor plan, followed by revisions to both the front elevation and floor plan for further refinement.

At this point, three or four floor plan versions and two revised front elevation selections have been created in AutoCAD, nearing their final versions. A project cost estimate is then presented to the buyer based on these finalized plans.

Project specifications are detailed and include material allowances, enabling the buyer to select cabinets, windows, countertops, fixtures, and more for the house. Clients can revise their selections before moving to the next phase.

Now, the builder will develop blueprints detailing the locations of all furniture and home accessories the buyer proposes as well as plans for preliminary interior design specs.
All designs are at least 90% complete at this stage and the builder presents the buyer with the most updated and accurate cost projections.
The buyer will now review and approve the comprehensive set of building plans that will allow the builder to proceed to final construction drawings and specs

Phase 2: Construction

Upon signing the construction contract and making the down payment, plans are submitted to local agencies and HOA for approval. Once approvals are secured, the Interim Construction Loan is closed with the bank.

Groundbreaking marks the start of construction, while the buyer, assisted by an interior designer, selects paint colors, stone, tile, marble, and other materials. Throughout significant stages like Foundation, Framing, Drywall, Trim & Fixtures, scheduled meetings allow the buyer to oversee progress and offer input.

Following construction completion, all phases are inspected for code compliance. During the final walk-through, the builder and buyer ensure all details are finalized to satisfaction. The process concludes with the permanent mortgage loan closing, paying off the interim construction loan, and enabling the buyer to move into their new home.

Phase 3: Service After Move In

In the very unlikely event of an emergency, any issues related to the new home’s construction will be resolved and remedied immediately.
During the first 30 days after move-in, the buyer will create a new touch-up list (if necessary) and at the end of this period, the builder will fix any issues.
After the new home has gone through its first four seasons and the house has begun to settle permanently, the builder will send a contractor to repair and paint and/or drywall touch-ups. The contractor is at the buyers disposal for two full work days for unlimited fixes to paint and drywall.
This is analogous to an automobile’s “bumper-to-bumper” warranty, meaning that all builder-installed fixtures and appliances are covered for performance and workmanship for one year.
This warranty ensures that all major systems such as Plumbing, HVAC, Electrical and Appliances are covered for proper delivery of service.
The new home is covered until year 10 by an insurance policy that covers all warrantable repairs. In the event any major repairs were needed (such as foundation cracks, pool leaks or framing sags, etc.) the insurance company HBW will contract all repairs. HBW strictly screens all builders wishing to purchase this type of policy, and Diamante Luxury Homes is pleased to offer this exceptional policy to its customers.
